Once in a lifetime property, with no other private property between this and the Current River! Gorgeous building site with electric on top of a gentle rise that overlooks a 1.4-acre spring-fed pond & has a panoramic view of the tall forested hills. Enjoy the beauty & charm of your own portion of Little Rocky Creek as you cross its bedrock bottom on your private driveway. About 15 acres of wildflower & prairie-grass enhanced fields with oak, pine, & persimmon trees sprinkled in to attract wildlife, including elk which have been in the fields. Property qualifies for the landowner elk hunting permit drawing. Over half a mile of boundary with Rocky Creek Conservation Area enhances the phenomenal privacy of this property & gives you easy uninterrupted access to over 100,000 acres of your public lands. Treat yourself & friends to the allure of local attractions like Klepzig Mill, just 2 miles down County Road 522, where elk & wild horses are often seen. Also enjoy the Current River, just 3.7 miles away, or nearby Rocky Falls. If you provide an RV electric panel, Howell-Oregon Electric Coop will install it on the existing old-homesite pole for $120, plus the $250 one-time membership fee. You can quickly and affordably enjoy your own very private electric campsite. Stay there while your dream home is being built. No restrictions, no building permits required, no inspections required. Build what you want, how you want, and when you want in this place of low taxes. Great property for those who love to canoe, kayak, snorkel, fish, hunt, or relax in a quiet forest. A lifetime of natural wonders to explore on the immense public lands nearby, over 750 square miles of public access in Shannon County alone! Seller has scheduled a survey of this 87-acre +/- parcel, which Seller pays for.
I fell in love with the local area while camping and floating here as a child. The local area’s beauty, natural wonders, and its friendly people inspired me to get a degree in Wildlife Management and learn everything I could about the Ozarks. During my long career in the Ozarks I steadily worked my way closer to the Current River. Along that route I was a naturalist for Missouri State Parks, a wildlife biologist for the MO. Dept. of Conservation in Eminence, and I am currently an ecologist for the National Park Service. My wife Susan and I enjoy our Blooming Paradise Farm on Little Shawnee Creek, where we still love learning everything we can about nature and our area’s cultural history. This passion for the land and its people led me to join the Eminence United Country team. My advanced skills at mapmaking, locating property boundaries, and my experience at turning dreams of rural living into happy reality can bring sellers and buyers together to enjoy what others only dream about. I specialize in land outside the city limits, in both Shannon and Reynolds counties. Please contact me to assist you in evaluating the potential of any rural property.
